Using PriceVerdict
Your first analysis
- Import or enter the property details. Check the asking price and expected monthly rent.
- Review LTV, mortgage rate, operating costs and purchase costs. The current mortgage model is interest-only.
- Confirm your investment rules, including your annual pre-tax cash-return target.
- Run the analysis and review its assumptions, decision and Investment Ceiling.
Understand the results
The Investment Ceiling is the highest modelled price meeting your rules. It is not a market valuation or an agreed seller price. Financeability is an indicative borrowing check, not mortgage approval.
The main cashflow includes modelled running costs and mortgage interest and remains pre-tax. A separate tax section can illustrate personal-income-tax or company-tax scenarios using the assumptions selected. It is not a tax return, a personal tax calculation or tax advice. Capital repayments and capital growth are excluded.
Explore and save
Use Model at Investment Ceiling to explore a temporary price scenario. Restore the original asking price before saving the deal. Saved Deals lets you reopen an analysis; comparison and pipeline tools are Pro features.
Start another property
Save an analysis you want to keep before choosing + New Deal. The New Deal action clears the current property and temporary optimiser scenario.
If something looks wrong
Check the purchase price, rent, rate, costs, tax assumptions and investment targets first. Distinguish the original asking price from a temporary modelled price. Do not rely on an incomplete or inconsistent result. Avoid posting passwords, account keys or private client details in screenshots.
PriceVerdict provides modelling and decision support, not financial, investment, tax, legal, mortgage or valuation advice.
